If you are purchasing a primary residence and you have adequate income, credit and meet VA guidelines for war and peacetime periods, active duty dates and meet minimum active duty service requirements, you may be able to utilize your VA benefits even if you have used them before and sometimes, even when you currently have another VA loan in place.
VA loans may be used to purchase
- 1-4 unit properties
- condominiums in VA approved projects
- town homes
- manufactured homes that meet VA guidelines
- conforming and jumbo loan amounts – Note: Jumbo loans will have a nominal down payment associated with them
Spouses of a Veteran may also apply for a VA home loan using their spouses VA eligibility if they meet very specific re-marriage criteria or disability criteria.
VA loans may also be used to refinance existing primary residences even when the current mortgage is not VA, however, the loan to value cannot exceed 90% for this scenario.
